Reasons to have an asbestos survey

Are you purchasing a new home or planning on renovation works to a property/building that was built prior to the year 2000? If the answer is yes then we highly recommend one of the below surveys is carried out to ensure no one is potentially put at risk of exposure to deadly asbestos fibres.

The Asbestos survey process is very simple, Small samples are taken on any suspected asbestos containing materials (ACM’s) The material assessment (Bulk sample analysis) is carried out by an appointed ukas accredited laboratory. A report is produced that will give you good initial guide and priority for managing or removing any ACM’S that have been identified to the property/building.

Types of survey

Management / pre- purchase survey

A management or pre purchase survey is the standard survey for normal occupancy. Its purpose is simply to locate without being fully intrusive (not damaging your property) the presence, condition and extent of any asbestos containing materials (ACMs) in the property.

Once you have the report in hand our experienced team will be here to help advise you if it needs removing or can be left in situ (monitored and managed) depending on what plans you may have for the property.

Refurbishment / Demolition survey

A refurbishment and demolition survey will be required before any major refurbishment or demolition work is carried out. This type of survey is used to locate all asbestos containing materials (ACMs) in the area where the refurbishment or demolition work will take place. The survey will be fully intrusive and involve destructive inspection as necessary, to gain access to all areas, including those that may be difficult to reach we therefore suggest these works be carried out in an empty building.

Bulk sample analysis

You may not want a full survey and just want to know what a certain material is made from.

A good example of a sample exercise would be a “garage roof / Artex / soffits / ceiling board / wall board / guttering or flooring material. “

The Control of Asbestos Regulations 2012 (CAR) apply to most work situations involving risk of exposure to asbestos. Regulation 4 – Duty to manage asbestos in non-domestic premises which is used by the general public such as shops, offices, factories, sports recreational grounds, schools, medical centres, libraries and common ways to flats requires the duty holders or appointed persons to carry out but not limited to the following:

  • Take all reasonable steps to identify the locations of materials likely to contain asbestos and assume those identified are of an asbestos material.
  • Keep an up to date written record (an Asbestos Register) of the location of asbestos-containing materials.
  • Monitor the condition of asbestos-containing materials.
  • Assess the risk of exposure from asbestos.
  • Prepare and implement a management plan to control asbestos-related health risks.
  • Identified asbestos containing materials that pose a risk of asbestos exposure is are repaired or removed.
  • Identified asbestos containing materials that do not pose a risk of exposure are maintained in a good state of repair.
  • Locations and conditions of either identified and or presumed asbestos containing material is given to anyone who is likely to disturb it.

Even though these regulations currently only applies to non-domestic premises we still recommend in having a management and or refurbishment survey carried out to your domestic property for simple peace of mind.
